Tenant agrees to pay rent for the premises in the amount of

Security Deposit: A security deposit may be applied to any damages caused by tenant. Additionally, deductions made be
made for any unpaid long distance telephone or cable/satellite TVcharges that are not specifically described in Agreement as being
included with the premises. Owner shall apply, account for or
refund Tenant’s
security deposit within 30 days following the end of the tenancy. 6.
Confirmation Deposit: No rental agreement will be sent. Tenant should print this document, and sign and date each page as
confirmation of your agreement. Tenant
will need to submit to owner an initial payment of 50% of the gross amount due, including tax and
security deposit. This payment may be made by personal check and mailed
to: Kathe Ball, 200 Stone Creek Drive, Charlotte, N. C.
28211. Property will be marketed until receipt of Tenant’s deposit
check. There will be a $ 30.00 charge for any returned check. Please send self-addressed stamped envelope with your check. If for any reason the property has already been rented to another party when owners receive the check, owners will promptly return check to Tenant in provided envelope, otherwise we will use the envelope to return Tenant’s security deposit within 30 days after rental term
expires. 7. Any
and all interest earned on deposits and advance rents paid will accrue to owners benefit and not the tenant. 8. There
will be no refund for inclement weather, except mandatory evacuations. In the event of mandatory evacuation, the pro-rata share of the rental charge
will be refunded.
Cancellation
by owner:
Owner reserves the right to cancel agreement at any time prior to tenant taking possession of the property, In such event, all payments made by tenant to owners will be refunded and owners will not be liable for any damages of any sort incurred by tenant as a result of such cancellation.
Cancellation by Tenant:
Rental Deposits will be refunded , less a 15%
processing fee if Cabin Property is re-rented. No refunds if Cabin Property is not re-rented.
Date
changes by Tenant: Dates
of occupancy must be changed 30 days in advance or original
rental agreement, subject to availability. Transfer request must be in
writing. If approved by owner, original lease will become effective for new dates.
Indemnification and Hold harmless:
Right of Entry;Assignment
Tenant agrees to indemnify and hold harmless Owner from
and against any liability for personal injury or property damage
sustained by any person (including Tenant’s guests) as a result of any cause.
Tenant agrees that owner or their respective representatives may enter the Cabin during reasonable hours to inspect the Cabin, to make such repairs, improvements or alterations thereto as Owners may deem appropriate. Tenant shall not assign this Agreement or
sublet the Cabin in whole or part without written permission of
Owner.
Vacation Rental
Agreement - Rules and Regulations 1.
Check-in time is 3:pm or after (keys will be furnished at cabin)
Check-out is 10:am sharp. 2.
Balance of rent is due 30 days prior to arrival. NO REMINDERS WILL BE SENT. (for late bookings, an arrangement must be made
with owners to facilitate payment before arrival). 3. Keys
will be provided at the property. Keys will not be given out to anyone other than the person (s) whose name (s) is on the reservation. Keys not returned, will be charged a service fee and deducted from Tenant’s security deposit. 4. Lock
Outs: If you lock yourself out of the cabin, please call 5.
Maintenance and Repairs: Owners will do their best to keep all equipment in good repair. If
you discover anything not in good working order, please notify
owner immediately at 704-904-7584, and owners will correct as soon
as possible. There will be no rebates given due to the malfunctioning or breakdown or appliances,
televisions, VCR/DVD, telephones or any other property
equipment or services.
Accommodation
Rules: 1. Tenant
agrees that property will not be
used or
occupied by more than the maximum allowable number of occupants set forth in this agreement. Overloading the cabin will result in expedited eviction. 3. NO
pets are allowed in the cabin (unless prior arrangements have been made with owners). 4.
SMOKING IS NOT ALLOWED IN CABIN. If any cigarettes or cigars are found around the cabin, a fee of 25.00/hr. will be deducted
from tenant’s Security Deposit to pay for removal of such debris. 5. House
parties are strictly prohibited. Any complaints filed with the police department against tenant will result in expedited eviction. 6. Grilling
is only permitted on driveway-away from cabin. Tenant is 7. No
fishing in the stream. 2. Paper
products, dishwashing detergent & liquid, laundry detergent are supplied in small quantities . Please replace any used for the next
guest. 2. Dispose of all ashes, rubbish, garbage and other waste as directed 3. Tenant
is responsible for any damage incurred during their occupancy of the premises. 4. The
property will be inspected before and after tenant’s departure. If damage does occur in the cabin, please do not feel embarrassed,
but report the damage to us immediately (704-904-7584). It is possible we can handle the repair while you are here and alleviate
any questions of both parties. 5. Owners maintain locked closets. If it is discovered that the owner’s closet has been broken into after tenant ‘s departure,
tenant will be charged the full
replacement cost for all items that are missing plus any expenses of repair. 6. Tenant’s are responsible for the following cleaning before departure.
Tidy up the cabin and make sure everything is in order as you found it (please make sure all books, games, toys, videos
are returned to their proper place). Clean all food out of the refrigerator and cabinets, wash and put up dishes. Wash any linens used. Lock all doors and windows, set heater
to 50 degrees (winter months only),
Empty trash cans and place in outdoor trash container, making sure it is securely locked. N.C. Mountains.
